Reading the table
Mudah inversion: 40% of all enquiries, zero tenancies in six months. Cheap leads are not cheap if they never sign.
Google pays off: the most expensive enquiry (RM31) becomes the second-cheapest paid tenancy (RM1,800), because half its leads are qualified.
Action: formalize a referral ask at every signing; cap Meta to room campaigns; treat Mudah as free background noise, never paid boosts.

Week 1 to 2: SV2 attracted 29 enquiries, healthy curiosity for a premium tower.
Week 3 onward: velocity collapsed roughly 70% and never recovered, while Nexus at RM2,999 kept moving and signed in May.
Recommendation: the market has answered the RM400 premium. Reprice toward RM3,000 to 3,100 or add value (parking, flexible terms).

Recommendation
One in five enquiries arrives after 8pm or on weekends, when renters actually browse, and one in five of those never gets a reply.
Fix: WhatsApp auto-acknowledgement with three qualifying questions (move-in date, occupants, viewing availability) holds the lead overnight at zero cost. Recovering half the leak is worth roughly RM350 in paid leads plus the referral and portal leads on top.
